The land is 1845.12 meters facing the Caribbean Sea, in one of the most important reef areas in the Caribbean region and the world. With the appeal of what that means for diving and fishing activities, in practically lagoon areas formed between reefs and the coastline.
From the coast line to the mangrove line, the terrain is made up of different types of vegetation such as Dunes, Coastal Shrubland, Jungles and secondary vegetation such as Cocales.
The land can be accessed by land through the trunk road that connects Cancun with the City of Chetumal, capital of the state of Quintana Roo, using the branch from that highway to the community of Mahahual, the main population center of the Costa Maya region, and from this point take the coastal road to the north until reaching km 38 of this communication route.
By air, Cancun or Chetumal airports can be used as a point of arrival and departure, and then continue with the already indicated land route.
By sea, the community of Mahahual in the center has port facilities that were already being used by international cruise ships
In accordance with the provisions of the ecological land management program for the Costa Maya (POET-CM). In the state of Quintana Roo, the density of hotel rooms for this area is 2 (two) rooms per hectare, considering a hotel development project of 1296 (One thousand two hundred ninety-six) rooms, considering the total area of the fraction of the property.El terreno se encuentra en sus 1845.12 metros frente al mar Caribe, en una de las zonas de Arrecifes más importantes de la región del Caribe y el mundo. Con el atractivo de lo que eso significa para las actividades de buceo y pesca, en zonas prácticamente lagunares formadas entre los arrecifes y la línea costera.
A partir de la línea de Costa hasta la línea de mangle, el terreno se conforma por diferentes tipos de vegetación como Dunas, Costeras, Matorral Costero, Selvas y vegetación secundaria como Cocales.
Puede accederse al terreno por vía terrestre a través de la carretera troncal que une Cancún con la Ciudad de Chetumal, capital del estado de Quintana Roo, utilizando el ramal desde dicha autopista a la comunidad de Mahahual, centro de población principal de la región de la Costa Maya, para de este punto tomar el camino costero hacia el norte hasta llegar al km. 38 de tal vía de comunicación.
Por vía aérea pueden utilizarse como punto de llegada y partida los aeropuertos de Cancún o de Chetumal, para de ahí continuar con el recorrido terrestre ya indicado.
Por vía marítima, la comunidad de Mahahual en el centro tiene instalaciones portuarias que ya estaba siendo utilizada por los cruceros turísticos de compañías internacionales
De conformidad con lo establecido en el programa de ordenamiento ecológico territorial para la Costa Maya (POET-CM) . Del estado de Quintana Roo, la densidad de cuartos hoteleros para dicha zona es de 2 (dos) cuartos por hectárea, contemplando un proyecto de desarrollo hotelero de 1296 (Mil doscientos noventa y seis) cuartos, considerando la superficie total de la fracción del predio.
